1. Acceptance of terms
These terms govern the use of the leaselane.ca site, the Cléo conversational agent and the online forms (together, the "site"). By using the site, you accept these terms; to submit a form, we ask you to accept them expressly. If you do not agree, please do not use the site.
2. Who we are
The site is operated by Solutions locatives LeaseLane inc., doing business as Lease Lane (“Lease Lane” or “we”), (NEQ ). Lease Lane offers rental management and residential leasing services .
3. What the site lets you do
- Discover our owner services and rates.
- Browse available apartments and book a viewing.
- Submit a rental application, a request to be added to the lease, a co-signing request or a lease assignment.
- Submit a repair request and track its progress.
- Send us a comment, a complaint or an administrative request.
Some features are reserved for Lease Lane client tenants and owners .
4. Cléo, our conversational agent
- Cléo is an artificial intelligence agent. When a member of our team takes over, the conversation says so.
- Cléo answers for information purposes only. His answers may contain errors; they constitute neither legal advice nor a commitment by Lease Lane. Only a signed lease and our written confirmations bind us.
- Cléo makes no decision on a rental application: a member of our team reviews it .
- Only share with Cléo the information your request needs, never banking or health information.
- Conversations are kept and processed in accordance with our Privacy Policy.
- It is prohibited to try to divert Cléo from his role, make him produce unlawful content or circumvent his security measures.
5. Rental listings
- We make sure listings are accurate and up to date: rent, availability, features, photos.
- A listing is not an offer to rent; availability is confirmed at the time of the viewing or application.
- A rental is confirmed only when the lease is signed, on the Administrative Housing Tribunal's mandatory form.
- Photos and floor plans may be illustrative, and dimensions are approximate.
6. Forms and requests
- You agree to provide accurate, up-to-date information and to share only information you are entitled to disclose.
- Submitting a rental application does not guarantee its acceptance.
- We require no deposit or post-dated cheque to reserve an apartment, in accordance with the Civil Code of Québec.
- Response times shown are targets. In an emergency, follow the procedure on the Tenant services page.
7. Acceptable use
You agree not to:
- use the site for illegal, fraudulent or misleading purposes, or impersonate another person;
- extract site content by automated means (bots, scraping) without our written permission;
- interfere with the operation or security of the site, or attempt to access other people’s information;
- transmit content that is abusive, hateful, discriminatory or that invades the privacy of others.
We may suspend access for anyone who does not follow these rules, after notifying them when circumstances permit.
8. Intellectual property
The Lease Lane name, logo and slogan, the Cléo character, and the site's text, images and code belong to Solutions locatives LeaseLane inc. or its licensors. You may view and print the content for personal, non-commercial use. Any other reproduction requires our written permission.
9. Third-party sites and services
The site may contain links to third-party sites or integrate their services, such as a map or a payment tool. We do not control these sites; their own terms and policies apply.
10. Liability
- We take reasonable measures to keep the site available, secure and accurate, but cannot guarantee continuous availability or the absence of errors.
- To the extent permitted by law, Lease Lane is not liable for indirect damages related to the use of the site or of a third-party site.
- Nothing herein limits the rights granted to you by the Consumer Protection Act, the Civil Code of Québec or any other law of public order. Nor does anything limit our liability for intentional or gross fault, or for bodily or moral injury.
11. Changes to the terms
We may change these terms; the version in force and its date are always published on this page. Any significant change is announced on the site at least 30 days before it takes effect and, if we have your email address, by email . If you refuse the change, you may stop using the site.
12. Language
These terms are written in French. If a translation is provided, the French version prevails in the event of any discrepancy.
13. Governing law and courts
These terms are governed by the laws of Québec and the applicable federal laws of Canada. The courts of Québec, judicial district of , have jurisdiction. However, a consumer retains the right to apply to the court of their domicile.
