How is the annual rent increase set?
We calculate the proposed increase using the method published each year by the TAL, then submit it to you. The notice of modification goes out three to six months before the end of a twelve-month lease.
How do you handle late payments and TAL files?
A reminder goes out automatically from the first day of late payment, followed by a call from the team. If the delay persists, we prepare the file for the Administrative Housing Tribunal, with your consent.
What does Bill 31 change for lease assignment?
Since Bill 31, adopted in 2024, an owner who receives a notice of assignment may terminate the lease instead of consenting to it. We present each option and its effects to you before replying to the tenant.
Who authorizes work, and above what amount?
Below the authorization threshold you set in Schedule B of your contract (no default amount), we hire the supplier and let you know. Above it, nothing is committed without your consent, except for an emergency that threatens people's safety or the building.
