The short answer
Since January 2026, the increase is calculated with the new TAL method: a base rate applied to the rent, plus your unit’s share of the increase in taxes, insurance and major work. The 2027 rate will be published in January 2027; the notice then goes out 3 to 6 months before the end of the lease.
What changes in 2027
The TAL no longer publishes a grid of percentages by type of unit. A single, simpler and more predictable method applies to all renewed leases. The calculator above follows its official rules; only the annual rate will change in January.
The calculation in 4 steps
1. The base rate
The current rent is multiplied by the annual rate published by the TAL.
2. Taxes
The increase in municipal and school taxes is divided among the units.
3. Insurance
Same principle for the building’s insurance premium.
4. Major work
A share of the cost of the work is added, spread over several years.
Deadlines for sending the notice
| Lease term | Notice to send to the tenant |
|---|---|
| 12 months or more | Between 3 and 6 months before the end of the lease |
| Less than 12 months | Between 1 and 2 months before the end of the lease |
| Indefinite term | Between 1 and 2 months before the change |
If the tenant refuses the increase
The lease is renewed, and it is up to the landlord to ask the TAL to fix the rent, within the month following the refusal. Keep the tax bills, the insurance policy and the invoices for the work: the tribunal asks for them.
